The visible roof covering sheds the majority of water and weather. It is what most homeowners compare — and the only part most quotes describe. We document the condition of the covering along with exposure, offset, and course alignment, and note whether manufactured starter and ridge cap were used rather than improvised substitutes.
Placement and depth of fasteners determine wind performance more than shingle brand does. High nails, overdriven nails, or too few per shingle are among the most frequent causes of blow-off. We evaluate nail count, placement, and depth alongside underlayment type, coverage, and fastening pattern.
Every penetration is a deliberate hole in a waterproof surface, and wall intersections concentrate water and movement. Penetration condition is photographed, flashings are evaluated individually rather than sealed over, and drip edge presence, placement, and lap direction are checked on every assessment.
Exhaust cannot work without matching intake, and balanced airflow protects decking, insulation, and the roof covering. We measure intake against exhaust, document ventilation type and configuration, and report any imbalance in plain language.
When storm-related conditions are present, Dominion documents the physical condition of the property. Documented conditions may warrant further investigation through the appropriate insurance process — and the evidence, not the storm, determines the recommendation.
Fasteners only hold as well as the wood holding them; decking carries the entire system. Soft, delaminated, or water-damaged decking is documented where it can be observed, and any deteriorated sheathing found during tear-off is recorded before it is covered.
